What UMB legally published, but does not want you to read

Every clause below is published by UMB itself, on its own website, today. The finding is not that the text exists. It is the distance between what a client is shown and what a client agreed to. Read from its own documents on .

UMB's account terms give you 30 days to query an entry on your statement, then the Bank owes you nothing for it. Its mobile and USSD terms put every payment made with your PIN on you, even one you did not authorise. A personal current account costs GHS 20.00 a month, in a guide the account page does not link. The only Terms & Conditions under Legal on the site is a 2018 notice about the website.

The numbers in this contractFigures taken from this broker's own clauses, so the labels differ from broker to broker. The four in the panel above are the same on every report.

What the documents say

18 clauses worth knowing about, worst first, each quoted from UMB's own files

01

You get 30 days to report a wrong entry on your bank statement, under section B of UMB's account terms. Miss it and UMB owes you nothing for that entry. Section D goes further: if you do not report an inaccurate debit promptly, you have no claim on the Bank at all.

Why this matters

A wrong debit you find on day 35 is yours to carry. The contract does not say whether the 30 days run from the entry or from the day you notice it.

Exhibit 1CriticalHarder than usual30 days

Any anomalies detected in entries on your bank statements must be reported to the Bank authorities promptly within thirty (30) days. Failure to do so absolves the Bank from any liabilities arising thereof.

Set against a regulated standard: FCA (UK)

Firms licensed by the FCA must handle a complaint under a published procedure and tell the customer about an independent ombudsman they can take it to. UMB sets a 30 day bar and publishes no complaints procedure.

UMB is not licensed by this regulator, so this is a comparison of practice, not a finding of any breach.

  • Worse together with Exhibit 5The deadline is short and the evidence you need to meet it is priced per item.
  • Worse together with Exhibit 13A notice counts as received seven days after UMB sends it, whether or not it reached you.
02

UMB's mobile and USSD banking terms put every transaction done with your PIN on you, including one done by another person without your consent. Neither document is on UMB's website now, and the words quoted here are the versions it published last.

Why this matters

If someone takes your phone or your PIN and empties your account, these terms leave the loss with you. The USSD agreement softens that in part, where it ties liability to your own breach or carelessness. Other clauses in it do not.

Exhibit 2CriticalHarder than usual

A personal current account costs GHS 20.00 a month in UMB's 2026 tariff guide. The current account page on its website does not mention the amount, and does not link to the guide.

Why this matters

You can read the whole current account page, open the account and never see the monthly charge. It appears on page 6 of a 37 page guide that UMB publishes in its newsroom.

Firms licensed by the FCA and CySEC must set out the costs and charges of a product to a retail customer before they sign up. UMB prints its charges in a separate guide and leaves the product page silent on the amount.

05

The Direct Saver page promises savings with zero fees. UMB's 2026 tariff guide gives a savings account three free withdrawals a month and charges GHS 10.00 for each one after that.

Why this matters

A fourth withdrawal in the same month costs you GHS 10.00. The page's own fuller answer narrows the promise to monthly maintenance fees, but the line a visitor reads first says zero fees.

Promise and page1 clause flagged

The Saver page tells you your savings are covered by deposit insurance for complete peace of mind. The account terms say the GDPC pays insured depositors up to the limits in the Ghana Deposit Protection Act, 2016. The site never prints that limit.

Why this matters

UMB can pool your accounts and act on a number alone

UMB's account terms give it a general lien over every account you hold with it, and the right to set one balance against another. The same section lets it act on an instruction carrying an account number and no name. Where it followed its own security procedures, you carry the loss.

Bank's discretion2 clauses flagged

UMB can combine every account you hold with it and move money from any one of them against what you owe on another. The account terms call this its general lien and its right of set off.

Why this matters

Money in your savings account is reachable for a debt on your current account, with no step in between. This is normal in bank terms, and it is still worth knowing before you spread your money across accounts.

Exhibit 11WarningStandard wording

The Bank may exercise its general lien or any similar right it is entitled to including the right to combine and consolidate all or any of the Customer’s accounts with the Bank, and the right to set off or transfer any sum or sums standing to the credit of any one or more of such accounts against liabilities in any other account.

UMB may act on an instruction using the account number only, even when no account name is given. It is not responsible for your errors or for a duplicated instruction, and where it followed its own security steps you carry any loss.

A digit typed wrong can send your money to a stranger, and the contract puts that on you. UMB does not have to check that the name matches the number.

Exhibit 12WarningHarder than usual

UMB is not responsible for errors or omissions made by the Customer or duplication of any instruction by the Customer and may act on any instruction by reference to an account number only, even if an account name is not provided.

Challenge window2 clauses flagged

UMB's service charter calls itself a pledge to deliver the highest standard of service. It also says it creates no legally binding rights or obligations. It held the complaint escalation levels and the service timelines, and it is no longer on the site.

Two privacy policies, and the website keeps what you send

UMB publishes a 2018 privacy policy in its footer and a separate SpeedApp privacy statement, and they promise different things. Its SpeedApp privacy statement lists law enforcement, credit bureaus, screening vendors and product development partners. Both pages are live today.

Why this matters

Which promise covers your data depends on which document applies, and neither page says. The SpeedApp statement keeps your data for a minimum of five years after you leave, with no outer limit.

Two years quiet, five years gone to the central bank

Two years without a transaction makes a UMB account dormant. Three more years as unclaimed funds follow, and then UMB transfers your balance to the Bank of Ghana. UMB charges no dormancy fee in its 2026 tariff guide, and the clause promises no warning before either step.

Dormancy means an account left unused.

Two years with no transaction makes your account dormant. UMB then restricts it internally for three more years as unclaimed funds. After the five years it transfers your balance to the Bank of Ghana.

Who the contract is with

Universal Merchant Bank Limited

Universal Merchant Bank Limited, at Emporium Building, Airport City, Liberation Road, Accra, is the party named in the account terms. Its own data privacy statement calls it a universal bank licensed by the Bank of Ghana and a data controller registered with the Ghana Data Protection Commission. The account terms name it a member of the Ghana Deposit Protection Scheme and point to gdpc.gov.gh. It is a Ghanaian retail and corporate bank, not an investment broker, and no second entity appears anywhere in the documents.

Quotations are copied verbatim from the documents named above, with the clause number and the page each one came from. Where a clause is quoted in another language, the original is shown first and the English is a translation.

The plain-language parts, what a clause means for a client, how ordinary it is, and how it reads against a regulated standard, are WIKILIX's analysis and are labelled as such on every card. This is a reading of public documents, not legal advice and not an allegation of wrongdoing.

In fairness, and what we could not check

A reader who knows the edges of the work can trust the middle of it

UMB publishes a 37 page tariff guide for 2026 with the amounts printed in it. Closing an account is free. A foreign currency withdrawal carries no charge where the account was funded with cash, and converting foreign currency to cedis is free. Visa Classic and Visa Platinum card issuance is free. The account terms now name the Ghana Deposit Protection Scheme, which the version published a year ago did not.

Five legal documents UMB used to publish no longer open on its site: the service charter, the account opening terms, the USSD terms, the SpeedApp terms and the SpeedApp privacy policy. We read four of them from archived copies of UMB's own files, and every quotation credited to those four comes from there. The account terms we quote as current are the ones UMB presents inside its own online account opening application, which needs a one time code to enter. Some clauses in the archived account opening file are unreadable in that copy, so we quote them from the version UMB presents in its application today. The SpeedApp terms UMB publishes today are a single page picture, so we did not read their words at all. We read most of the 2026 tariff guide, not all of it, so it may hold charges this reading does not mention. UMB publishes its site in English only, so there was no second language version to compare.

How to check any of this yourself

Every quote above links to the UMB file it came from. This is what to do with it.

Open the three stepsFind the words in the source, work out the fingerprint, and read what a difference does and does not prove.

Open the source and search for the words

Every quote has a link under it. Open the file, or the web page, and search it for the words we quote. The clause number next to the quote tells you where to look.

If the words are not there any more, the source may have changed after we read it. That is worth knowing too. We keep the date we read it, and a code worked out from its wording, so the quote stays checkable.

What a fingerprint is

A fingerprint is a code worked out from what a source says. Change one word and the code changes completely. We keep two codes for every file we read, and the panel on each source shows both.

The first is the code of the exact file we downloaded. The second is the code of its wording alone, with capital letters lowered and runs of spaces collapsed. When the same words are saved as a new file, the first code changes and the second one stays the same.

Only the first code can be worked out on your own computer. Save the file, then run one of these, putting the name of the file you saved where the example is. The panel on each source prints the command with that source's real file name already in it.

macOS or Linux:
  shasum -a 256 the-file-you-saved.pdf

Windows:
  certutil -hashfile the-file-you-saved.pdf SHA256

The two codes are different from each other, and they are not meant to match. Comparing one against the other proves nothing.

What a difference means, and what it does not

A different file code on its own proves nothing. A PDF saved again with a new date inside it is a new file saying exactly the same thing.

A different wording code means the words themselves changed. That is the one that matters, and it is why we keep it.

Even then, a change is not proof of bad faith. Companies update their documents. What this report says is what the document said on the day we read it, and every quote carries that date.

A source that is a web page and not a file has no file to save, so only the code of its wording is shown.

How this report is made

Every clause quoted above comes from a document UMB publishes on its own website, downloaded and hashed on the date shown, with the clause number and page recorded so any reader can check it. We do not allege anything the documents do not say, and we do not judge UMB on anything other than its own published terms and its own public marketing. Where a clause has a qualifier that softens it, the report says so. Last read Oct 1, 2026.

If you represent UMB and a clause has changed, been withdrawn, or is being read out of context, tell us and we will re-read the documents and update this page. Corrections from the broker are welcome and are published with the reading they change. Contact us.

This is a reading of a contract, not legal advice and not a ruling on UMB. Whether its licence is real and current is a separate check on the broker profile.
